We’ve just returned home from a lovely relaxing break at this beautiful B&B. The building is stunning, the hosts are extremely friendly & accommodating, the rooms are comfortable, modern & clean. Would love to return in the future with the rest of my family. I’m Coeliac (gluten free) & they provided gf sausages & bread for breakfast. I’m also scared of dogs but can assure anyone that their dog will not bother you at all. The barn is extremely private down a country track & is just simply stunning

In the market town of Harleston, with boutique style shops, in the idyllic surroundings of the Norfolk and Suffolk borders, this 15th century coaching inn offers comfortable, modern en suite accommodation. The hotel was restored in 2020 to a very high standard. All rooms are attractively decorated, well equipped and en suite. The dining room is fabulous and the food on the menu is amazing and Breakfast is a feast. Beth the manager is very welcoming and the staff are friendly and accommodating. Well worth a visit if you’re looking for relaxation.

My husband and I just returned from a fabulous stay at The Swan! We read the reviews prior and being very balanced objective people we thought we’d take our chances :) Our rooms heating wasn’t on, but as there were few guests the first night that made sense to us and there was a perfectly good manual heater in our room. Our room was clean and we’ll furnished, hot water aplenty, along with lots of tea and coffee and biscuits! Yes the decor isn’t what you’d call ‘modern’ and some of the furnishings and fittings are tired - but this didn’t take away from our experience. We know the cost and effort that goes into maintaining an old property, and we would rather them maintain it as it is than take away its personality! We’ve paid far more for a premier inn or travelodge and I would rather stay here all day long. Oodles of character, personality and conversation. Breakfast - nothing was too much trouble - the full English was perfectly sized with tea and coffee on tap. A great selection of drinks at the bar of an evening and it felt like history just oozed out of the walls! We wouldn’t hesitate to stay again. Parking is on Swan Lane - which you can’t turn onto from the high street, you have to drive up to the petrol station from the town, turn right and follow the road until you turn right into swan lane, car park is at the end on The left.

Lovely room with large comfortable bed. Exceptionally friendly staff. Gorgeous full english included in the room rate. The food in the restaurant in the evening was amazing - both in terms of quality and value. We will be back.

This "adult only" Bed and Breakfast Barn conversion is set in the idyllic rural village of Denton, close to the Waveney Valley.

Steph and Alan helpful, friendly and hospitable! Lovely room, clean, comfortable and spacious with a good comfy bed. Breakfast tasty and fresh nothing too much trouble for Steph a great host. Highly recommended

Rooms at no Three, Chameleon House

Unique and spacious suites with their own entrance. Breakfast delivered room service style. In good weather guests may choose to eat in our lovely courtyard. We welcome children and have a fantastic family suite on two levels that can sleep up to five. In addition we have a holiday cottage in the garden, available for 3/4/7 night stays.

From the moment we arrived we were made to feel welcome and special especially by Ginny. I stayed in room 2000 with its kitchenette, comfy seating, breakfast bar, mezzanine with a double bed and separate dressing room. My friend stayed in 2014 with its quirky original features and beautiful bathroom. The courtyard offered a tranquil and beautiful spot for breakfast and drinks in the evening. We were bowled over by the attention to detail and thought that had been put in to the rooms and the service. On our four night break in Suffolk/Norfolk we were really happy to have two nights here. It was a fabulous place in a great location with the best hospitality. Thank you Ginny and co. Hopefully we will return one day.
