A walking distance to the beaches (2 minutes walking distance), near by shop outlets. Nipah Bay Villa located on the coast is easily accessible from Teluk Nipah, which is becoming something of a boom town, where there are splendid beaches, with perfect cove and crystal-clear sand and near by Coral Beach (5 Minutes Walking distance)

Reviewed By SelinawonggFor the price we paid for two nights, the accommodation was more than we expected. Working aircond, hot water, tv, mini fridge and towels. Located walking distance to plenty of food stalls and in between two beaches, nipah beach and coral beach which is a 5 minute walk away. Staff is friendly as well. Rooms are within close proximity to each other so do expect a lot of noise when its filled.

Reviewed By anakramlyBeen here for 3 days. I like the size of the room , it's big and spacious. Don't like the staff here because they lack the staff that when i'm asking for their make up room, they told us to go out first, can they do that to the customers? TV also do not have access to all channels.

Reviewed By sarathasaravananThe place was easy to locate and the owner were professional. Check in and check out were smooth and less hastle. The room was clean and spacious. Towel was provided. There are a lot of Chinese restaurants nearby the homestay. Overall, it was a good stay.

Worst Accommodation Ever
Reviewed By Fina YThis is the worst accommodation that i ever stayed. We booked it from Agoda and because of the price is very reasonable and pictures in the web is very promising. The extra is they have a swimming pool and when you mentioned near golf course one thing that came out in your mind are the view of greenery environment, the refreshing morning smell, the luxurious comfort provide and the exclusively services. But unfortunately what we saw that is the opposite. The Hotel is from a nightmare film which is not exactly similar to the picture showing in the web. The pictures i believe taken from the time when the Hotel open. Because the hotel is like a place that had been left for so many years. There are no maintenance at all. The room given was too smelly like my grandfather store even though the in charge person did do some cleaning before we enter but it will not cover anything. The hallway is wet and need to mop several times, The ceilings is collapsed and not been change or repairs. What i can't believe is the worker show the room with no expression about the mess around the hotel. There is no reception counter operate just a wooden table with nothing inside. Ok about the room, other than smelly the conditions is worst. Can u imagine have to take shower in a bathroom with a holes and broken ceilings. There are broken mirror on the sink. The bed bug is the nightmare to us and we have to complain to Agoda and move out from there. Luckily Agoda take action and manage to cancelled our booking and refund us back. Thank you for Agoda take immediate action and hope the Hotel should been remove from the list. With the pictures i hope others will not get the same nightmare as we did. Frankly speaking not worth for that amount of money.

Dunno what is this place suppose to be?!!
Reviewed By Ed SPaid thru Agoda to stay for a night. The place is quaint and clean... Now for the bad part of this place... To enter the premise there is a gate, and i had wait quite a while for it to open. I tried calling the number on the gate but to no avail. Next they ask me to pay for a deposit of RM150. Hmmm ok no problem. Come next day when i wanted to check out, there's no one around at the desk. I tried calling the number for nearly an hour... no one answered. I went to my car and honk the horn for 10 mins... no one came! I need to to rush for a meeting and this is delaying me! If there's no deposit of RM150, i would have left the keys and drive off the place... there would be no complains from me. At last someone return my call after nearly an hour. I told him about the wait and i wanted to check out plus my deposit with an annoying voice. Suddenly a garderner came and assist me to check out and gave my deposit. The manager didn't have the courtesy to face me. He sent his garderner!!! I know this is a 5 room set up so no use to hire a receptionist, but just answer the call to avoid all of this. You the one who put up all the signs stating "please call this number for assistance". Or operate as airbnb... no deposit needed... so that i can checkout or check in easier.

Clean & well maintained
Reviewed By ththleeThis hotel has been transformed under a new management. It is now known as Budget Beach Resort. We stayed here for 3 Days 2 nights. The room is clean and well maintained. They are well informed and helpful on travel informations. We enjoyed our stay here.
