Boundary Farm is a traditional 17th century Suffolk farmhouse located in open countryside with magnificent views of farmland in all directions. Only 1.5 miles from the popular town of Framlingham it’s extremely quiet and peaceful. It is the perfect retreat for a short break. The two acre garden has an ancient bay tree and a weeping willow by the pond. Katherine is a keen amateur painter and has many examples of her work displayed around the house.
A beautiful B&B
Reviewed By JoJoAshlA picturesque oasis of calm. I stayed after attending a wedding in the area. It was a treat to return to Boundary Farm B&B after a long day of celebrating! My room was beautifully appointed with thoughtful touches aplenty. I loved the dual aspect windows offering wonderful views across the surrounding countryside. The bed was comfortable and I slept well. Breakfast was delicious and served in homely surroundings. Thank you to Katherine who helpfully accommodated my need to check in at a specific time and who was kind and welcoming without being intrusive. I would highly recommend Boundary Farm B&B and hope to return someday.

The Round House is now operating as a self-catering holiday cottage (and no longer as a bed and breakfast). The house is set in beautiful gardens and yet just two minutes' walk from the centre of the historic market town of Framlingham. Dating from the mid 18th century and originally built as a windmill, The Round House has been sympathetically converted to provide three en-suite bedrooms, with dedicated guest sitting and dining rooms, and fully equipped kitchen.

Reviewed By Mazhaz57The owner was very welcoming and attentive. The room was well appointed with everything we needed, and breakfast was good. Easy walk to town centre and attractions and very close to excellent traditional pub with good food and local beer. Only problem we had was finding the property despite being sent directions. It is up a drive and hidden by other properties that have been built in front of it so cannot be seen from the road. I think a sign may have been missing when we visited. Having stayed in over a hundred of B&Bs over the last few years, we felt it was a little overpriced at £100 per room per night.

If you're looking for a comfortable bed and breakfast in Framlingham - and with a great hearty breakfast - then this is your place!
Beautiful self contained unit
Reviewed By Tony XExcellent accommodation. Usually in high demand and I can see why. It's a modern self contained unit with a beautiful spacious backyard attached to it with grass very neatly kept. Very comfortable lounge/TV room for relaxation with a TV almost the size of a door. Very nice little selection of snacks, fresh milk, teas and coffees. Upstairs bedroom is spacious, was on a solo trip but bed is big enough for a couple. Catherine was lovely and very hospitable. Would definitely stay again when back at Framlingham next time

Reviewed By Julie PWe stayed here for a week in April. Great accommodation and fantastic helpful owners. Tasty breakfasts. The owners went over and beyond being helpful and gave us heaps of information about the area. The accommodation was separate from the hose and included a bedroom with ensuite and separate living/dining area.
