Boutique hotel with great location

It’s half hidden behind the restaurant of the same name. The restaurant cashier doubles as front desk. There are 3 rooms per floor, and 4 floors altogether. The rooms are surprisingly spacious (the mirrors also help), with a regular king size bed, a modern bathroom with a large shower. The double windows were not enough to mask the nightlife of a Summer Saturday. Breakfast was displayed at our table on a triple layer tray, bread basket, very good coffee, freshly squeezed orange juice and eggs to the order.

Great time in Zadar

Spent 4 great days with full service. Especially the 6-course dinner was always top-level with delicate selections and very friendly service. Thanks to summer temperatures we could not only use the nice pool but also enjoyed dinner in the charming garden area of the restaurant under those large. old trees. The rose-garden is extraordinary at this time (end of May/early June)!. And don't forget at least a short bath in the sea - as the beach is quite in front of the hotel park. We really enjoyed the quite calm atmosphere over the whole day in the hotel and the pool - if you like, you could have more summer agitation using the water park/spa in the neighbouring 'Funimation' Hotel.

Fantastic place to stay

We stayed in the apartment with private pool. It was fabulous. The room was spotlessly clean with fluffy towels and fresh sheets. Sliding doors out to beautiful pool with loungers, seating area in shade and another seating area with table and chairs. Apartment has small kitchen with all the facilities you’d need to cook if you wanted to. There were two spacious bathrooms with a sofa bed and 1 bedroom witha king size bed. Fully air conditioned. Breakfast was delicious with range of fresh fruit, bread, meats and cheeses. No hot food but didn’t need it. Staff were lovely, very helpful and friendly. They ordered taxis for us into the old town and recommended restaurants. The hotels is 15 mins walk to the Marina but a taxi would be required into the old town. This was only €6 so not an issue. Overall great value for money, 5 star experience, 100% recommend and will definitely be back.

Fantastic location in Central Zadar overlooking historic area and easy reach of restaurants and Sea Organ. The staff were helpful in helping us to store bikes. The entrance is not conspicuous so when you have got to the right area using Google Maps, look carefully at the signage on doors.

My stay in this hotel was wonderful, the hotel is really nice, spa is amazing, and the location is perfect. What really stands out is personnel. Each and every person working there went above and beyond to help us, starting with wonderful Katarina from guest relations, who was exceptionally kind and helpful at all times. I’d also like to compliment service staff (Ema and Vanja especially) who were all awesome and very friendly.

Lovely well run family hotel. This is our second stay here in 3 months. Excellent service from well organised and friendly staff. Almost like returning to see family. Waitress even remembered which wine we drink !! Superb value for money. Nice quiet area only short drive or taxi to centre of old town. Excellent evening meal in restaurant

We loved this hotel. Three night stay in the beautiful city of Zadar. We arrived early, very warm welcome from the lady on reception and no problem storing our luggage. Room was excellently appointed and spotless. Excellent shower. Nice to have a fridge to keep water and local wine in. Breakfast was excellent, great range both buffet and from the menu (delicious omelette!). The staff here were all outstanding. Friendly, helpful and charming. Great location to explore the old town. Highly recommended

Terrible experience

I wrote an official complaint to HQ, but I got no answer, so I'm publishing here my complaint. Dear Madam or Sir! I was staying with my family (wife and 6 years old son) in your hotel Falkensteiner Club Funimation Borik, from 27.04 until 01.05.2022. I was very disappointed with services provided and I would like to address 3 main complains to Manager responsible. 1.       On 27.04. afternoon, after our arrival to your hotel, I had an urgent situation at my work. I needed to have video conference with my team in Slovenia. Wi-Fi signal in my room, was not perfect, so I tried to rent some room/office for one hour video conference where I will have some peace and good Wi-Fi, I only received answer at the reception, that hotel is fully booked. When I explained that I need an office or small conference room, lady explained me that I need to pay for this. And I told her, that there is no problem, and that I will pay, whatever is the price, her answer was, that she doesn’t have the knowledge how I can rent the office or conference room, and that I need to send an e-mail to her boss. Because I had no time for that, I had video conference I my room, with several breakdowns of the line. Very unprofessional behaviour of the lady at the reception and without basic knowledge about your services and understanding the urgent need from one of your guests. 2.       During our 4 days stay in your hotel, we stayed completely out of running water 3 times (once per day) in period between 1 and 2 hours. During this time, we were not able to go to the toilet, shower, wash our hands,… And it was without any announcement in advance for how long this period will last, or when the water will stop. When this happened for the first time, I called reception and ask what is happening, the answer was, that there is reconstruction of the road in front of the hotel and that hotel has nothing to do with this. I have asked the receptionist for how long we will be out of water. The answer was, that it is not hotel who is doing the reconstruction, so he doesn’t know when we will get the water. Visitors of your hotel paid full price for 4* hotel and at least what we could expect, is to have running water all the time. And even if we take in consideration external factors, it is a duty of hotel to have constant communication with construction worker about when there will be no water and inform all the guests abut exact timing. Apologies for inconvenience could be also helpful. 3.       My wife had birthday on 01.05. I have called to hotel before our arrival in order some flowers to be delivered to the hotel. I was speaking to polite lady receptionist and she promised me that everything will be organized. She also proposed to me, that they will arrange a table in your restaurant during breakfast, and that flowers will be waiting on the table, together with decoration and bottle of prosecco. I have thanked her for kindness and idea. When we arrived to the hotel, I have checked if everything still stands. They confirmed and they asked me to come to the reception day before (on 30.04.) to pay for the flowers, that will be delivered. I came to the reception on 30.04. and the flowers were there (real nice one) and I paid 400 HRK. I have asked once again if table will be prepared next morning like we agreed, and they confirmed. I gave to lady receptionist additional 100 HRK tip in order everything to be well prepared and for being kind. Of course next morning (01.05.) nothing was prepared and they were looking at me like a just came from the Mars, when I asked in restaurant where is the table with flowers and prosecco. I went to reaction and the flowers where still in their room behind reception. They forgot to prepare it. I have no words to comment this unprofessional behaviour. I hope I managed to explain all unprofessional and strange behaviour by your staff, that you will understand, that our vacation, that were supposed to be nice and relaxing, you managed to turn in stressful  experience, that we would never like to go through again. Looking forward to your comments and reaction to my complaint. Best regards,

Beautiful hotel on the seafront at Zadar. Great staff. Receptionist was brilliant and was immediately on hand to park our motorcycles (sorry I didn’t get her name). All advice on dining was very helpful. Drinks on the terrace were very nice. My wife is demanding I take her there. I would recommend this hotel.

Villa Liburnum

It is a family-run hotel, built in 2013, in a calm area of a beautiful town. Very comfortable, spacious and modernly decorated rooms are offered. The hotel offers also delicious breakfasts which guests may enjoy on the balconies. All the rooms are air-conditioned, non-smoking and all have a balcony. They are equipped with the television, telephone, hairdryer, and all the stuff one needs for a good stay. There is an access to the Internet in each room. The reception area is overflowing with tourist information and the front desk is open from 07:00 till 21:00 every day. The parking is free for all the guests.

We stayed one night here, nice little hotel, room was very comfortable, as we arrived very early in Zadar they were very helpful in letting us leave our luggage in the hotel so that we could visit Zadar easily, breakfast was served in our bedroom and we were given a good choice for it. The hotel is a bit far from the centre of Zadar but if you have a car it is about a 15 minute drive, the owners were very helpful on where we could park. Also as it was April it was not as busy as it would be in high season so parking was easy to find.
